Most new homes will experience cracking, no matter how well-designed or built they are. Settlement cracks are not serious and there are a number of reasons why the cracks will appear.
Common reasons are because of drying shrinkage, thermal or moisture changes in building materials, or ground settlement.
At the 12month point of any new development a technical inspector will carry out a property inspection and any such cracks will be rectified at this point.
Washing machine installation issues.
Sometimes it can be diffiuclt to tell where the connection points for the washing machine are and where you feed the pipes to.
New build properties should contain information on this in the home user guide. If there is not an obvious hole within the side panel of your unit that would allow to connect to the pipes for your machine try checking the top of the unit.
Often there is a gap at the top to feed over the pipes to from your machine.
What is Condensation?
There is always some moisture in the air, even if you cannot see it. If air gets cold, it cannot hold all the moisture produced by everyday activities and some of this moisture appears as tiny droplets of water, most noticeable on windows on a cold morning. This is Condensation. It can also be seen on mirrors when you have a bath or shower, and on cold surfaces such as tiles or cold walls.
Condensation occurs in cold weather, even when the weather is dry. Look for condensation in your home. It can appear on or near windows, in corners and, in or behind wardrobes and cupboards. Condensation forms on cold surfaces and places where there is little movement of air.
The main causes of condensation are:
· Too much moisture being produced in your home
· Not enough ventilation
· The temperature of your home
Excessive condensation can lead to mould growth on your walls and furniture. The presence of mould can be dangerous for people with respiratory conditions such as asthma and bronchitis
How to prevent Condensation:
· Reduce the potential for condensation by producing less moisture in your home
· Hang your washing outside to dry if possible, or in a room with windows open or extractor fan on. Avoid drying clothes on a radiator
· When cooking, place lids on your pans and turn the heat down on boiling water. Keep your kitchen door closed to prevent moisture escaping through your home
· If you use a tumble drier make sure it is vented to outside or that it is a condensing type
· Ventilate your home
